If there are 3 websites of same IP, shall i exchange links with all three?
some say that Google thinks of of same-IP websites as one unit only.
Is it true?

I don't think so.. You can get link back to all your sites.. Google will not look to the IPaddress of site to give credits.

You are absolutely wrong because google always count same IP website as a one unit.
